Project overview
MLG Commercial (MLG) planned to build an upscale condominium development on a 12-acre site near Sister Bay, Wis., overlooking the bay of Green Bay. The firm intended to create a development that was aesthetically pleasing to prospective owners by keeping well-established trees in place and minimizing the effects of construction on the surroundings.
Soils on the site consist of a very thin layer of soil over bedrock. Building on these conditions can be challenging. Based on past successes working with STS on difficult sites, MLG hired the firm to provide civil engineering services for this project.
Approach
Compliance with state regulations and local ordinances dealing with storm water management became a key element of the site design. STS incorporated several wetland infiltration areas (or rain gardens) throughout the site. These rain gardens enabled MLG to maintain their desired natural setting and minimized the need for large, unsightly detention ponds. In addition to the challenge with storm water management, STS designed access roadways throughout the steeply sloping site to provide safe access to the buildings and recreational facilities. STS also provided a full range of site development services including surveying, site grading, utility design, permitting and construction staking.
Client benefits
- STS achieved the desired environment by incorporating rain gardens and placing the buildings above the bedrock. This resulted in lower construction costs and minimal impact to the environment. This provides a more natural setting and increases the overall property value.
