Project overview
A design-build contractor, Consolidated Construction Company (CCC), identified an eight-acre site to build a Country Inn & Suites, Conference Center and a Ground Round Restaurant. CCC needed an engineering firm capable of completing the site development in an expedited fashion. They also needed a firm knowledgeable of the local municipality’s design review process to minimize the review time and obtain the storm water and site planning permits without delay.
Country Inns & Suites was founded in 1987 and has more than 380 hotels in North America, Europe, Latin America and India. The chain has received a 98 percent guest-return rating for the last 11 years.
Approach
In response to CCC’s needs, STS provided a complete package of site development services beginning with site characterization including an environmental assessment, wetland delineation and geotechnical evaluation. Next, STS moved directly into the design phase with a boundary and topographic survey, and complete site civil design including grading, erosion control, utilities, storm water management, landscape and lighting design. One challenge included adhering to the City of Green Bay’s regulations for collecting storm water for water quality improvements. As the project went to construction, the design was transformed into the constructed product with construction layout and testing work.
Client benefits
- STS assigned one overall project coordinator to schedule all of the site engineering activities, eliminating the client’s need to coordinate activities between multiple consulting firms.
- STS’ familiarity with the municipality’s staff and review process reduced the number of site plan submittals and expedited the receipt of the construction permit.
- The packaging of all these services ensured that key site features identified during characterization were carried through to final design and ultimately construction, to minimize construction questions, unknowns and costs due to delay.
