Project overview
The Shiner Group, LLC hired STS to assist in the development of a 120-acre shopping center in Mundelein, Ill. During the geotechnical investigation, the STS project team discovered organic clay and peat deposits in the soil. The client was faced with unanticipated expenses and a possible delay in project schedule, which put its lease agreements for the development at risk.
Approach
To lessen the risk to the developer, reduce the settlements of pavements and utilities, and meet the criteria of the incoming tenants, STS recommended the organic soils be removed and replaced with engineered fill. With the help of STS in the due diligence stage, The Shiner Group included peat remediation in the base bids for earthwork contractors, which resulted in more competitive bids and a more realistic construction schedule.
Using the location and quantity of the required peat removal, the STS project team evaluated construction phasing and tracked quantities during site development. The accurate test locations and evaluations assured rapid building pad acceptance by the national tenants.
